For our honored Veterans, the men and women in the military, a VA zero down loan is an excellent choice when you don't have enough cash to pay your closing costs and make a down payment on the purchase of your home. For many 1st time homebuyers of young professionals and working families, a low down FHA loan makes it possible for you to own your own home and start building your wealth and financial security . 

There are several loan options both on your VA and FHA Loans . 

  1. Fixed rate loans with 30-year term and amortization .
  2. Adjustable rate loans ranging from a 1-year ARM, 3-year ARM, 5-year and 7 year ARMS.

Some FHA loan programs allow you to borrow 5 to 10 percent of the purchase price to remodel and rehabilitate your new DREAM home. Be sure to ask your loan officer if you qualify for any of these programs.

PMI is an additional charge you pay if you make less than a 20 percent down payment. This insurance policy protects the lender in the event of a payment default or foreclosure, and the loan is not paid off in full. The PMI payment ranges from 0.19 percent for a fixed rate loan with a 15 percent down payment; up to 1.09 percent with zero down; and as high as 1.34 percent on a zero down variable rate.
